A barndominium is a home, even if it looks like a shop. That means residential permitting, residential code requirements and, in flood zones, elevation rules.
It's a dwelling
LCG requires a residential permit for single-family dwellings. Louisiana's adopted residential code is the 2021 International Residential Code (with state exclusions and amendments), per LCG's Building Codes page. A metal-frame or pre-engineered structure also needs engineered, stamped plans with wind load certification.
Contractor licensing
LSLBC requires a residential license for residential construction exceeding $50,000 (see licensing).
Flood elevation
In Lafayette's flood fringe, a new residential structure's lowest floor, including its mechanical and electrical equipment, must be at least 1 ft above base flood elevation, and zero net fill applies (see flood rules).
Financing and insurance
Ask lenders and insurers early. Requirements for metal-frame homes vary by company.
Questions to ask builders
- Who prepares the engineered plans and pulls the residential permit?
- How will insulation, HVAC and condensation be handled?
- What finished floor elevation does your lot need?
